Every UK property has an identity that persists for centuries — but no digital record. Every transaction starts from zero. Every buyer pays £1,200 in searches to re-discover what the last buyer already knew. We changed that.
What it is
The Property Genome is a UPRN-anchored knowledge graph — a permanent digital twin for every address in the UK. We join Land Registry, EPC, planning, flood, crime, schools, transport, Companies House, and (with consent) the lessons learned during real transactions into one record per property.
Three concentric layers
- Public data — everything the UK government already publishes, joined on UPRN and title number. Nobody else does this in one place.
- Listing history — every time a property has been listed, on which portal, at what price, for how long, and what happened next. The portals fade this. We persist it.
- Insider edges — anonymised structural patterns built from real transactions. Surveys, freeholder behaviour, lender appetite, solicitor performance. K≥5 anonymisation before any edge is published.
The metric the product is built around
Of all due-diligence red flags that eventually surface in a transaction, what percentage did we surface before the offer was made?
The industry today surfaces about 20% pre-offer. Our target is 70%+. That single number is the headline of every weekly briefing.
