How this is calculated

SDLT is banded — different portions of the price are taxed at different rates. For a home mover the bands are 0% up to £125k, 2% to £250k, 5% to £925k, 10% to £1.5m, 12% above. First-time buyers pay 0% to £300k and 5% from £300k to £500k, but lose the relief entirely above £500k. Additional properties (second homes, buy-to-let) add a 5% surcharge on the whole price.
